What to Know about Garage Door Maintenance

Many home and business owners take their garage doors for granted. Unfortunately, this can lead to avoidable repairs. But properly maintaining your door is as easy as following a few simple tips.

Conduct a visual inspection.
Stand inside your garage with the garage door closed. Inspect all the gears, cable, springs, and other key parts of your garage door mechanism. Look for signs of wear and stress. If you find something that looks or sounds off, contact professionals for further assistance.

Lubricate your door.
Lubrication will prevent wear and damage over time, saving you money on garage door maintenance and replacement costs. Thoroughly lubricate hinges, rollers, and tracks every year to keep your door in optimal working condition.

Check the reversibility mechanism.
The reversibility mechanism will cause your door to automatically close if there is an obstruction in its path. This helps prevent accidental injury, such as the door closing on a young child. To check this mechanism, fully open your door. Next, place an obstruction, such as a piece of wood, on the ground where your garage door would be if fully closed. It should be located as close to the center of your door as possible. Now, activate your garage door. If it doesn’t reverse after coming into contact with the obstruction, it will need to be serviced.

Check the balance of your door.
Close your garage door and disable the automatic opener. Now, lift the door. It should open with little resistance and stay fully open indefinitely. If your door is difficult to open smoothly, or it fails to stay open, it is out of balance. It will need to be professionally serviced.
